What Qualmark Assessors Actually Look For in Housekeeping, Presentation and Grounds
Radisson RED Auckland was recently awarded a 4.5-Star Gold Qualmark rating (Hotel Magazine, 8 September 2026) — one of the higher grades a New Zealand accommodation provider can earn. It's a good prompt to ask what actually sits behind a Qualmark grade, because it isn't a single inspection passed on a good day. Qualmark assessors visit periodically and score against a fixed set of criteria, but the grade that results is really an average of what the property looks and feels like most of the time — including the ordinary Tuesday nobody was expecting a visit on.
That distinction matters more than it sounds. A property can look excellent the week before a scheduled review and still slip the rest of the year, and guests notice that gap even when no assessor is present. Online reviews, repeat corporate bookings and OTA placement all respond to the same underlying consistency a Qualmark grade is measuring — which is exactly why it's worth understanding the criteria in practical terms, not just as an audit to prepare for.
Three areas do most of the work
Qualmark's accommodation criteria assess guest rooms and bathrooms, public areas, and the exterior and grounds — and all three get judged on the same two things: cleanliness and presentation. These aren't identical. A room can be genuinely clean (no dust, no residue, no odour) while still presenting poorly because of worn carpet, tired paintwork, or mismatched furnishings. Assessors are reading both at once, and so are guests, even if they'd never use the word "presentation" themselves.
What a self-audit actually looks at
- Guest rooms and bathrooms — turnover consistency between housekeepers and shifts, not just the units management happens to spot-check. A room cleaned by your most experienced staff member and one cleaned by someone on their second week should look the same to a guest.
- Public areas — lobby floors, lift interiors, corridor carpet, and high-touch surfaces like door handles, light switches and stair rails, which get noticed disproportionately because guests touch them personally.
- Exterior and grounds — the approach and entrance, car park, signage, façade condition and any outdoor furniture. This is the area most likely to be under-maintained simply because staff walk past it daily and stop seeing it.
- Consistency over time — whether standards hold up between visits from head office or ownership, not just before a known audit date.

Where equipment and supply quietly matter
A lot of presentation issues trace back to equipment and product, not staff effort. A vacuum that leaves visible lines or misses edges makes a genuinely clean carpet look unkempt. A blocked water-blaster nozzle leaves streaking on a façade that reads as neglect rather than a maintenance gap. A chemical mismatched to a surface leaves a dull film that no amount of extra elbow grease will fix, because the problem isn't effort — it's the product. None of this is a training failure so much as a purchasing and maintenance one, and it's the reason this series goes area by area rather than treating "cleaning" as one undifferentiated task.
